Check one: the registration and the declared completion, as fields
ACE Arte's UP-RERA registration number is UPRERAPRJ528653/07/2026, registered on 28.07.2026. The register carries a declared completion date of 15 February 2031. These are not this desk's estimates; they are fields the promoter filed with the authority and the authority now shows on its own register. The project's registered address is Plot No. SC-02/G, Sector-150, Noida, Uttar Pradesh, in Gautam Buddha Nagar district.

The same promoter name is the one printed on the collection account you are asked to pay into, in check five below. Matching the promoter's name across the registration, the price list and the payment instrument is one of the fastest checks on this page, because all three should read identically.
Check three: what the price list prints, and what it prints as extra
ACE Arte's price list, dated W.E.F. 21-08-2026, prints three configurations and two base rates. The launch BSP is ₹21,995/sq.ft* and the pre-launch BSP is ₹16,995/sq.ft*, a printed difference of ₹5,000/sq.ft*. Both rates carry the list's own note that prices are subject to change. The list also states that an offer code is announced at the time of allotment, without printing what that offer is.

The ₹5,000/sq.ft gap between the two printed rates is the pre-launch discount the list prints as a rate. It is not money you receive, and this page does not multiply it out across the sizes; the developer's dated cost sheet does that for the unit you choose.
At the pre-launch BSP, the entry price for the smallest configuration, 1,927 sq.ft*, is from ₹3.27 Cr* onward, W.E.F. 21-08-2026, terms apply, before PLC, GST and other charges, which the list prints as extra with no rupee figure against any of them, and before the price revision the list reserves at the company's discretion. This page does not compute an entry price for the two larger configurations. A dated cost sheet for the specific unit and size you are considering, with every charge head filled in, is what turns extra into a number, and the desk can request one for you.
The announcement flyer calls the largest configuration "4.5 Bedrooms"; the price list prints it as "4 BHK + S" at 4,370 sq.ft*. Where the two documents differ, this page follows the price list, because it is the dated commercial document and the flyer is not.
The same price list sets out a 20X5 payment structure: 10% on booking, 10% within 30 days, 20% at the ground-floor slab, 20% at the 10th-floor slab, 20% on completion of the superstructure, and the remaining 20% with other charges on the offer of possession. Reading the plan alongside the rate matters because it says when the money moves, not only how much: 20% is due before the building has a floor above ground, and the last fifth is due only at possession. Check four: the EOI, its priority number, and its refund rule
The price list sets the EOI amount by configuration: ₹10,00,000 for the 1,927 sq.ft* unit, ₹15,00,000 for the 2,614 sq.ft* unit and ₹20,00,000 for the 4,370 sq.ft* unit. Allotment runs first come first served, and each EOI is issued a priority number, which is the document's own record of where your interest sits in the queue.
The clause worth reading twice is the refund rule: if a unit is not allotted to you, the full payment is refunded without any deduction. That is the strongest buyer protection printed in the kit, in the developer's own words, and it is worth asking to have it repeated on the acknowledgement you are given at the time you pay, so the printed rule and your own paper trail say the same thing.
The priority number itself is a small piece of paper with a large practical use: it is the document that tells you, and ACE, where your EOI sits in the first-come-first-served order for the size you chose. Holding it means the place your EOI sits in the first-come-first-served order is a number you can ask about by name, and it is worth confirming that the number on your acknowledgement matches the size and the EOI amount you actually paid.
Check five: the collection account name to pay into

This is the developer's own printed instruction, reproduced here rather than assembled from anywhere else, and it is the one detail on this page worth matching character for character against whatever instrument you actually sign or transfer from. The account name should read the same as the promoter named in check two. Money that is not going to this named account, under this name, is not going where ACE Arte's own document tells you to send it.
What "worth it" means when it is answered by five documents
