What rests on the price list, not the register

This is the commercial layer. It is printed and dated, which is better than verbal, but it is the developer's own document and it can be revised.

  • A launch BSP of ₹21,995/sq.ft* and a pre-launch BSP of ₹16,995/sq.ft*, a difference of ₹5,000/sq.ft, all W.E.F. 21-08-2026.
  • Three configurations at tentative sizes of 1,927, 2,614 and 4,370 sq.ft, each printed on the list as a Tentative Size*.
  • A 20X5 payment structure, and EOI amounts of ₹10,00,000, ₹15,00,000 and ₹20,00,000 by configuration.
  • One protection written in the developer's own words: if no unit is allotted to you, the full payment is refunded without any deduction.
  • PLC, GST and other charges are stated as extra. The list names them and prints no rupee figure against any of them, so the real outlay for a specific unit comes from a dated written cost sheet for that unit.

The single most useful thing on this layer is not the rate. It is that the list carries a date. A rate with a date can be held to; a rate quoted on a phone call cannot.

What is not published yet

Two documents, and their absence is ordinary this early rather than a warning sign.

  • Unit-wise floor plans. Not released as at 4 September 2026. Sizes are published, layouts are not.
  • The master plan. Also not released as at that date.

ACE Group has published project renders, which is what the gallery on the homepage shows. Renders indicate intent and are not the same document as a sanctioned layout, so a plan that reaches you from anywhere other than the developer is worth checking against the sanctioned drawings before you price a unit off it.

Who this suits, and who it does not

Read against the record rather than against a mood, the project suits a buyer who wants a registered address in an established Noida sector and is comfortable planning around a 2031 declared possession. The register puts that horizon in writing, which is the part a brochure cannot do.

It suits you less well today if your decision depends on seeing a unit-wise layout before you commit, because that document is not out yet. That is a timing question rather than a verdict, and it is answered by waiting for the release rather than by accepting a plan from elsewhere.

What to settle in writing before any money moves

  1. The rate, dated, against your own name, since the list prints no closing date beside the pre-launch rate.
  2. The refund wording, copied from the list into whatever acknowledgement you are given.
  3. The payee, checked character for character against the developer's own written instruction. Money goes to the project's designated collection account, never to an individual.
  4. A dated written cost sheet for the specific unit, so the charge heads carry figures instead of names.

Ask for those four before the instrument leaves your hands. Each of them is cheap to raise now and expensive to raise after a cheque has been handed over.
