This is arteace.com's ACE Arte Price Ledger: a dated record of every price figure ACE Infracity Developers Pvt. Ltd. has printed for ACE Arte in Sector 150, Noida, from the launch and pre-launch BSP to the EOI amounts, each one sourced to the document it came from and the date this desk read it. The price list W.E.F. 21-08-2026 carries a launch BSP of ₹21,995/sq.ft*, a pre-launch discount of ₹5,000/sq.ft and a pre-launch BSP of ₹16,995/sq.ft*, and states that every figure is subject to change. This ledger prints one worked total, from ₹3.27 Cr*, and nothing beyond it.

Why a ledger, and how to read it

Two kinds of document feed this page, and a third tier holds what the desk keeps back, so each figure below carries where it came from rather than being folded into one undated block.

Every section below states which of those three tiers a figure sits in, so a reader can tell a printed rate from a government filing from a gap the list leaves open.

Dating matters here for a second reason beyond sourcing. A price list is not a one-time document; a developer can print a revised one at any point, and the only way to know which list governs a given conversation is to check the date printed on it. This ledger names its date, W.E.F. 21-08-2026, on every figure it carries so that if a later list supersedes it, the change is visible as a new date rather than as a quiet correction. A buyer who is quoted a rate that does not match this page's date should ask which dated document the new rate comes from, rather than accept it as a verbal update to this one.

How registration and price are two separate records

RERA registration and a commercial price list answer two different questions, and it is worth keeping them apart rather than reading one as proof of the other. Registration, UPRERAPRJ528653/07/2026, tells a buyer that the project has been filed with the regulator, that a promoter is named against it and that a completion date has been declared. It does not fix, cap or even mention a price; the regulator's record is silent on rate. The price list, W.E.F. 21-08-2026, is a separate, purely commercial document that ACE prints and can revise at its own discretion, and it is the only place any of the rupee figures on this page come from. Treating the two as one record, so that a buyer assumes a registered project's price is somehow fixed by the registration, is a common and avoidable error; the fix is to check price against the price list and registration against the register, and never to substitute one for the other.

The launch and pre-launch rate, as ACE printed it

ACE's price list, dated W.E.F. 21-08-2026, prints a launch BSP of ₹21,995 per sq.ft*. Against that, it prints a pre-launch discount of ₹5,000 per sq.ft, bringing the pre-launch BSP to ₹16,995 per sq.ft*. The list itself carries no end date for the pre-launch window and states, in its own words, that prices are subject to change at the company's sole discretion. Nothing this desk has read fixes a date on which the rate rises, so the useful thing to act on is not a countdown but a dated written confirmation of the rate against your own name, which is covered further down this page.

ACE Arte price list, W.E.F. 21-08-2026
RateAmountWhat it is
Launch BSP₹21,995/sq.ft*The rate before the pre-launch discount is applied
Pre-launch discount₹5,000/sq.ftPrinted as a per sq.ft deduction from the launch BSP
Pre-launch BSP₹16,995/sq.ft*Launch BSP less the pre-launch discount
All three figures are W.E.F. 21-08-2026 and subject to change at the company's sole discretion. PLC, GST and other charges are extra and not included in the BSP.

The three tentative sizes this rate applies to, and the EOI against each

The same price list sets out three configurations, each marked Tentative Size* rather than final: a 3 BHK at 1,927 sq.ft*, a 4 BHK at 2,614 sq.ft* and a 4 BHK + S at 4,370 sq.ft*. The launch and pre-launch BSP above apply per sq.ft across all three; what changes by size is the Expression of Interest amount the list asks for against each configuration.

Tentative sizes and EOI, by configuration
ConfigurationTentative size*EOI amount
3 BHK1,927 sq.ft*₹10,00,000
4 BHK2,614 sq.ft*₹15,00,000
4 BHK + S4,370 sq.ft*₹20,00,000
Sizes are printed as Tentative Size* on the list. EOI is refunded in full without deduction if no unit is allotted, as the price list states.

What PLC, GST and other charges add, and what they do not

ACE's price list prints PLC, GST and other charges as EXTRA, set apart from the BSP, and does not print a rupee figure against any of them. That is a printed fact, not a gap in this ledger: the list names the charge heads and leaves the amounts to be worked out unit by unit. A buyer should treat the per sq.ft BSP above as one part of the outlay rather than the whole of it, and ask for a dated, written cost sheet for the specific unit under consideration, with each charge head filled in against a rupee figure rather than left as a name on a printed list.

The reason this ledger does not guess at those figures is straightforward: PLC typically varies by a unit's floor, facing or view, GST depends on the applicable rate and the stage of construction at booking, and "other charges" is itself a heading rather than a single line item. Printing an estimate for any of them would turn a document-sourced ledger into a guess dressed up as a fact, which defeats the point of sourcing every other figure on this page to a dated document. The correct sequence for a buyer is to first fix the BSP and the configuration in writing, then request the specific unit's cost sheet with every extra charge filled in, and only then compare the all-in figure against a budget.

The 20X5 payment plan, stage by stage

The price list sets out a 20X5 structure in six stages: two tied to calendar dates and four tied to construction milestones.

  1. 10% on booking
  2. 10% within 30 days of booking
  3. 20% on the ground floor slab
  4. 20% on the 10th floor slab
  5. 20% on completion of the super structure
  6. 20%, plus other charges, on the offer of possession

Each stage is a percentage of the unit price as the list prints it. The first two stages fall on calendar dates, on booking and again 30 days after; the remaining four fall on construction events, so most of the schedule can be checked against progress at the actual site rather than against a calendar alone.

The EOI amount, and the refund ACE prints in its own words

The EOI amount the price list asks for is ₹10,00,000 for the 1,927 sq.ft* configuration, ₹15,00,000 for the 2,614 sq.ft* configuration and ₹20,00,000 for the 4,370 sq.ft* configuration. Allotment follows first-come-first-served order against a priority number. The single strongest line the kit prints for a buyer is this: if no unit is allotted to you, the full amount is refunded without any deduction. That sentence, in the developer's own words, is worth more to a buyer than the rate itself, because it is the printed answer to the one question that matters if the EOI does not convert into a unit.

The one total this ledger prints

Everywhere else on this page, the figures are rates, discounts, sizes and percentages, not totals, because the price list leaves PLC, GST and other charges without a figure and a total without those charges is not the number a buyer will actually pay. This ledger makes one exception. At the pre-launch BSP of ₹16,995/sq.ft* on the smallest configuration, 1,927 sq.ft*, the entry price is from ₹3.27 Cr* onward, W.E.F. 21-08-2026, terms apply. That is the only worked total anywhere on this page. The 2,614 sq.ft* and 4,370 sq.ft* configurations carry no printed total here; a dated cost sheet for either size, with PLC, GST and other charges filled in, is available from the desk on request.

The printed record, and what the desk sends in writing

The printed record for ACE Arte is the price list W.E.F. 21-08-2026 itself. That list carries the launch BSP, the pre-launch BSP, the three tentative sizes, the 20X5 stages, the EOI amounts and the refund line above, each with its date printed on it. If a rate, a size or a stage differs from what this page or that list prints, the printed, dated document is the reference point, and any revision to it arrives the same way, printed and dated.

What this desk sends in writing, on request, is specific to the buyer asking: a dated confirmation of the rate quoted against your own name; the refund line copied from the list into whatever acknowledgement is given for an EOI payment, in the list's own words rather than paraphrased; and a dated cost sheet for the specific unit and configuration under discussion, with PLC, GST and other charges filled in against rupee figures instead of left as names. None of those three documents is this page; this page is where to check what they should say.

A printed, dated document is easier to act on than a figure recalled from a conversation, simply because it can be checked again later against the same page. That is the purpose of this ledger: not to judge whether ACE's prices are high or low, which this page does not attempt, but to keep every figure attached to the document and the date it came from, so a buyer always knows which paper to ask for before any payment moves.

Verify it yourself, at up-rera.in

ACE Arte is registered with the Uttar Pradesh Real Estate Regulatory Authority as UPRERAPRJ528653/07/2026, registration dated 28.07.2026, with the promoter recorded as ACE Infracity Developers Pvt. Ltd. and a declared completion date of 15 February 2031. All four of those are open to check without taking this page's word for it: open up-rera.in, go to the registered projects search and enter the number yourself. The register does not carry a price field, a size field or a payment plan, so none of the rupee figures, sizes or stages above can be checked there; they can only be checked against ACE's own dated price list and specification sheet, which this desk can send on request.

Questions buyers ask about this ledger

Is the ACE Arte pre-launch price of Rs 16,995 per sq.ft still valid?

Yes, as printed. ACE's own price list, dated W.E.F. 21-08-2026, still carries a pre-launch BSP of Rs 16,995/sq.ft* against a launch BSP of Rs 21,995/sq.ft*, a printed discount of Rs 5,000/sq.ft. The list itself states that prices are subject to change at the company's sole discretion, and no document this desk has read prints an end date for the pre-launch rate, so the useful thing to hold is not a countdown but a dated written confirmation of the rate against your own name.

What is the lowest total price printed for ACE Arte, and where does it come from?

The lowest total this page prints is from Rs 3.27 Cr* onward, for the 1,927 sq.ft* configuration at the pre-launch BSP of Rs 16,995/sq.ft*, W.E.F. 21-08-2026, terms apply. That is the only worked total on this page. The price list also carries the 2,614 sq.ft* and 4,370 sq.ft* configurations at the same per sq.ft rate, but their totals are not printed here; ask the desk for a dated cost sheet for either size.

What do PLC, GST and other charges add to the ACE Arte price?

ACE's price list prints PLC, GST and other charges as EXTRA, and does not print a rupee figure against any of them. That means the per sq.ft BSP is not the full outlay for a specific unit; the actual cost sheet for a unit needs to be requested in writing, dated, with each charge head filled in rather than left as a name on a list.

What is the ACE Arte EOI amount, and is it refundable?

The EOI amount ACE prints is Rs 10,00,000 for the 1,927 sq.ft* configuration, Rs 15,00,000 for 2,614 sq.ft* and Rs 20,00,000 for 4,370 sq.ft*, allotted first-come-first-served against a priority number. The same list states that if no unit is allotted to you, the full amount is refunded without any deduction, which is the strongest buyer protection printed anywhere in the kit.

ACE Arte ka payment plan kya hai, aur paisa kab kab dena padta hai?

Yeh structure ACE ke apne price list, W.E.F. 21-08-2026, mein print hua hai, isliye har installment ka trigger point kaagaz par likha hua hai, sirf ek phone call ka wada nahi.

How can a buyer verify the ACE Arte price and registration without relying on this page?

The registration itself is verifiable directly: ACE Arte is registered with UP-RERA as UPRERAPRJ528653/07/2026, dated 28.07.2026, with a declared completion date of 15 February 2031, all open at up-rera.in under Registered Projects. The register does not carry a price field, so the price figures on this page can only be verified against ACE's own dated price list and specification sheet, not against the government record; ask the desk for copies of both, dated, before relying on any figure.
