The three sources behind every figure here

Three tiers feed this page: two documents, and what the desk keeps back. Every figure below carries where it came from.

• The UP-RERA register carries the registration number, the promoter's name and a declared completion date. It carries no price field at all, so no rupee figure below can be checked against the register; it can only be checked against ACE's printed documents.
• ACE's price list, dated 21 August 2026, is the source for every rate, discount, size, plan stage and EOI amount on this page. It is dated and printed, unlike a rate quoted on a call, and it says plainly that prices are subject to change.
• What the desk holds back is anything the price list itself leaves as a name without a figure: PLC, GST and other charges. This page does not invent a number for any of them.

Every section below names the tier a figure sits in: a printed rate, a government filing, or a gap the list leaves open.

A price list is not a one-time document. ACE can print a revised one at any point, and the only way to know which list governs a conversation is the date printed on it. This ledger carries 21 August 2026 against every figure, so a later list shows up as a new date rather than a quiet correction. If you are quoted a rate that does not match that date, ask which dated document the new rate comes from.

How registration and price are two separate records

RERA registration and a commercial price list answer two different questions, and it is worth keeping them apart rather than reading one as proof of the other. Registration, UPRERAPRJ528653/07/2026, tells a buyer that the project has been filed with the regulator, that a promoter is named against it and that a completion date has been declared. It does not fix, cap or even mention a price; UP-RERA's record is silent on rate. The price list, dated 21 August 2026, is a separate, purely commercial document that ACE prints and can revise at its own discretion, and it is the only place any of the rupee figures on this page come from. Check price against the price list and registration against the register. Never substitute one for the other.

The launch and pre-launch rate, as ACE printed it

ACE's price list, dated 21 August 2026, prints a BSP of ₹21,995 per sq.ft* super area, plus other charges, and that is the rate that applies since allotment in September 2026. Before allotment the same list carried a pre-launch discount of ₹5,000 per sq.ft and a pre-launch BSP of ₹16,995 per sq.ft* super area; that rate is not available. ACE's list states, in its own words, that prices are subject to change at the company's sole discretion. The three tentative sizes this rate applies to, and the EOI against each

The same price list sets out three configurations, each marked Tentative Size* rather than final: a 3 BHK at 1,927 sq.ft*, a 4 BHK at 2,614 sq.ft* and a 4 BHK + S at 4,370 sq.ft*. The launch and pre-launch BSP above apply per sq.ft across all three; what changes by size is the Expression of Interest amount the list asks for against each configuration.

What PLC, GST and other charges add, and what they do not

ACE's price list prints PLC, GST and other charges as EXTRA, set apart from the BSP, and does not print a rupee figure against any of them. That is a printed fact, not a gap in this ledger: the list names the charge heads and leaves the amounts to be worked out unit by unit. Treat the per sq.ft BSP above as one part of the outlay, not the whole of it, and ask for a dated written cost sheet for the unit you are considering, with every charge head filled in against a rupee figure.

This ledger does not guess at those figures. PLC varies by a unit's floor, facing or view; GST depends on the applicable rate and the stage of construction at booking; and "other charges" is a heading, not a line item. An estimate for any of them would be a guess dressed up as a fact. The order to work in: fix the BSP and the configuration in writing, then request that unit's cost sheet with every extra charge filled in, then compare the all-in figure against your budget.

The 20X5 payment plan, stage by stage

The price list sets out a 20X5 structure in six stages: two tied to calendar dates and four tied to construction milestones.

1. 10% on booking
2. 10% within 30 days of booking
3. 20% on the ground floor slab
4. 20% on the 10th floor slab
5. 20% on completion of the super structure
6. 20%, plus other charges, on the offer of possession

Each stage is a percentage of the unit price as the list prints it. The first two stages fall on calendar dates, on booking and again 30 days after; the remaining four fall on construction events, so most of the schedule can be checked against progress at the actual site rather than against a calendar alone.

The EOI amount, and the refund ACE prints in its own words

The EOI amount the price list asks for is ₹10,00,000 for the 1,927 sq.ft* configuration, ₹15,00,000 for the 2,614 sq.ft* configuration and ₹20,00,000 for the 4,370 sq.ft* configuration. Allotment follows first-come-first-served order against a priority number. The strongest line the kit prints is this: if no unit is allotted to you, the full amount is refunded without any deduction. In ACE's own words, that is the printed answer to the one question that matters if the EOI does not convert into a unit.

The one total this ledger prints

Everywhere else on this page the figures are rates, discounts, sizes and percentages rather than totals, because the price list leaves PLC, GST and other charges without a figure, and a total without them is not the number you will pay. No configuration carries a worked total here, for 1,927, 2,614 or 4,370 sq.ft*. The printed record, and what the desk sends in writing

The printed record for ACE Arte is the price list dated 21 August 2026 itself.
