Facts as ACE published them, reviewed 6 September 2026
The ACE Arte rate is ₹21,995/sq.ft* super area, plus other charges, on the list dated 21 August 2026, one rate carrying all three configurations. What that rate covers is base selling price and nothing else. What it leaves out is printed alongside it: PLC, GST and other charges are named as extra with no rupee figure against them, and stamp duty and statutory charges are borne by the buyer. Allotment took place in September 2026, so the launch rate on that sheet is the one that applies. One thing follows for a buyer: the rate is dated rather than held, prices are subject to change at the company's sole discretion, so the only rate worth acting on is the one confirmed in writing, carrying a date, on the day you act.
Read off the ACE Arte price-list creative dated 21 August 2026 by our desk on 3 September 2026.
ACE Group circulated a dated price list for ACE Arte, the RERA-registered name for ACE Parkway 2.0 in Sector 150 on the Noida Expressway, headed “dated 21 August 2026”. This page does not re-type that list. It works through what each printed line does to a buyer's money, which figures move later, which ones the document puts no date on, and which question belongs in writing before a cheque is drawn. Our sales desk is an authorised channel partner (UPRERAAGT000309/01/2026) and not the developer, and it read the list on 3 September 2026.
That is ACE Group's published starting price. The announcement film prints “Starting From ₹3.27 CRORE*” on its end frame, and the arithmetic behind it is the smallest configuration at the pre-launch rate the list carried before allotment in September 2026. Read it as ACE's published starting figure on base price alone, at a size marked tentative*, and not as what a home costs at the rate the list carries today.
What the ₹21,995/sq.ft* super area rate covers
Base selling price, and none of the heads named alongside it. PLC, GST and other charges sit on the same document as extra, with no rupee figure printed against any of them, and stamp duty and statutory charges are borne by the buyer. So the rate settles the largest line on a cost sheet you have not seen yet; it does not settle the total at the bottom of that sheet. Here is the table the rate sits in, three rows and six columns, with the sizes carried at the mark the launch creatives give them, Tentative Sizes*.
| Tentative size*sq.ft | Configuration | BSP, super area*₹/sq.ft |
|---|---|---|
| 1,927 | 3 BHK | ₹21,995 |
| 2,614 | 4 BHK | ₹21,995 |
| 4,370 | 4 BHK + S | ₹21,995 |
Notice what the table says by repeating itself. The rate column is identical on every row, so a configuration choice moves only the size you are buying. Your rate stays ₹21,995/sq.ft* super area, plus other charges, on the list dated 21 August 2026, whichever door you pick. What changes is the ticket, and the ticket is what the payment plan then breaks into five parts.
*Sizes carry the mark “Tentative Sizes*” on ACE's announcement creative, and no area basis is named beside them on the list; carpet area as defined under RERA is specified in the Agreement for Sale. Figures as printed on the ACE Arte price list dated 21 August 2026, read by our desk on 3 September 2026. This page is information and not an offer, prices are subject to change at the company's sole discretion, and stamp duty and statutory charges are borne by the buyer.
The shelf life of the rate on the list
The list does not answer that, and the silence is the whole reason to move deliberately. It carries a W.E.F. date of 21-08-2026 and a line reserving prices to change at the company's sole discretion, and it puts no closing date beside any rate on it. So the rate is dated to that marker rather than held open for you, and the sensible response is a task rather than a feeling: get the rate for your configuration confirmed in writing on the day you decide, and check that the confirmation carries a date of its own. A number given on a call is not the same thing as a dated line in your inbox.
“4 BHK + S” and “4.5 BHK” are the same 4,370 sq.ft unit
One unit, two labels, and it only bites when you are comparing offers. The price list names it “4 BHK + S”, a 4 BHK with a servant quarter, while the announcement flyer for the same launch calls the identical unit “4.5 Bedrooms”. We use the price-list form here because the list is the document carrying a date. If a listing elsewhere quotes a “4.5 BHK” at this size, you are looking at this configuration, so compare on the 4,370 sq.ft figure and the rate rather than on whatever name the listing has given it. What each of the three sizes works out to is on our page on the three ACE Arte tentative sizes.
The printed lines that change what you do next
The margins carry more decision-relevant text than the table does, and several of them reorder your next fortnight:
Offer code will be announced at the time of allotment
- The offer code lands at allotment, not at EOI. That notice sits in its own band across the list, in the words quoted above. The sequence therefore puts your money in first and the code second, which makes the cost sheet handed to you at allotment the place to check that the code was applied.
- A priority number decides the queue. Units go first come first serve against that number, so the day your EOI clears is doing more work for you than the configuration you finally settle on. The amounts by size, and where the cheque goes, are on our guide to the ACE Arte EOI process and its refund rule.
- The refund is written against one event. If a unit is not allotted, full payment is refunded without any deduction. That protection is keyed to non-allotment, so anything else you want covered belongs in writing before the cheque is drawn rather than after.
- PLC, GST and other charges sit outside the rate. Those heads are named with no rupee figure printed against them, and stamp duty and statutory charges are borne by the buyer. Until a dated cost sheet puts numbers on them for a specific unit, what you are holding is a base price and not a total, which is exactly why ₹21,995 cannot yet be set against a quote from anywhere else.
- The rate is dated, not held. Prices are subject to change at the company's sole discretion, and the W.E.F. date is the shelf-life marker sitting over every figure above it.
- The register is where you check the project rather than take our word for it. RERA No. UPRERAPRJ528653/07/2026, registration date 28.07.2026. Open up-rera.in, go to Registered Projects, and match on the number rather than the name, since this project is also marketed as ACE Parkway 2.0. Every published ACE Arte figure, each sentence carrying its own source and date, is on our dated ACE Arte fact capsule.
What is not on paper yet, and what that does to a size decision
Renders for ACE Arte are published. A unit-wise floor plan and a master plan are not in the published kit as at 4 September 2026, so the size you are pricing today is the tentative figure* on the list and no area basis is named beside it there. Two things follow. Ask the desk what exists for your configuration right now, so you know what there actually is to choose between. And treat carpet area as the number to reconcile at the Agreement for Sale, because that is the document where RERA defines it and where the definition binds.
Where this page sits against the rest of the file
This page is the buyer's read on the rate. What the ₹21,995/sq.ft* super area rate works out to on each tentative size* (1,927, 2,614 and 4,370 sq.ft), before PLC, GST and other charges, is on our page on the three ACE Arte tentative sizes. The cash sequence that collects it, five blocks of 20%, is opened up line by line on our breakdown of the ACE Arte 20X5 payment plan. What the rate buys inside the apartment is set out room by room on our ACE Arte specification page. And if you would rather hold the documents than read a page about them, the list of every ACE Arte document in circulation says what exists today. The registration the rate sits under, UPRERAPRJ528653/07/2026, registered on 28 July 2026, is read line by line on our ACE Arte register page.
What to ask for, and in what order
Ask for the dated price list and the cost sheet in one message. The list on its own hands you a rate. The dated written cost sheet for your configuration is what turns that rate into a number you can plan a year around, and asking for both together saves you the second conversation.
- WhatsApp. Message +91 98114 05300 naming the configuration you are weighing, 3 BHK, 4 BHK or 4 BHK + S, and ask for the rate to come back dated.
- Call. +91 98114 05300 if you would rather a consultant took the rate, the heads sitting outside it and the 20X5 sequence in one pass.
- Email. [email protected], if you would rather everything ended up on record in an inbox.
The purchase itself stays direct. You buy from ACE Group, in your own name, and every payment goes to the developer's designated account. Our sales desk works as an authorised channel partner paid by ACE Group, so putting it between you and the launch costs you nothing over walking in cold, and this is not ACE Group's official website. What booking through a UP-RERA registered agent changes, and what it does not, is set out on Book through a UP-RERA registered agent in Greater Noida.
Key points
- One rate carries all three configurations on the list dated 21 August 2026, a BSP of ₹21,995/sq.ft* super area, plus other charges, so the configuration you pick moves your ticket and never your rate.
- No closing date is printed beside the rate and prices are subject to change at the company's sole discretion, so the move that matters is a dated written confirmation of the rate on the day you decide.
- ₹21,995/sq.ft* super area, on the list dated 21 August 2026, is a base price. PLC, GST and other charges are named as extra with no rupee figure printed, and stamp duty and statutory charges are borne by the buyer, which is why it cannot yet be set against any quote you are holding.
- The offer code is announced at the time of allotment and prices are subject to change at the company's sole discretion, so an EOI is placed before the code is known.
- The 4,370 sq.ft unit is “4 BHK + S” on the price list and “4.5 Bedrooms” on the announcement flyer, so compare on the size and the rate rather than on the label.

Frequently asked questions
What does ₹21,995/sq.ft on the ACE Arte price list actually cover?
Base selling price and nothing beyond it. The list dated 21 August 2026 sets a BSP of ₹21,995/sq.ft* super area, plus other charges, a single rate for all three configurations, while PLC, GST and other charges are named as extra with no rupee figure against them and stamp duty and statutory charges are borne by the buyer. So ₹21,995 is the largest line on a cost sheet you have not seen yet, not the amount that leaves your account. Ask the desk for that cost sheet, dated, for the configuration you are actually weighing.
Which ACE Arte rate applies now, and how long does it hold?
The BSP of ₹21,995/sq.ft* super area, plus other charges, on the list dated 21 August 2026, which has applied since allotment in September 2026. No closing date is printed beside any rate on the sheet, and the list states that prices are subject to change at the company's sole discretion, so every figure on it is dated to that marker rather than held open for a buyer. The practical step is to have the rate for your configuration confirmed in writing, carrying its own date, on the day you decide.
Is there still an ACE Arte pre-launch discount or benefit?
No. Allotment took place in September 2026, and the pre-launch rate that the benefit column was worked against ended there. The rate on the list dated 21 August 2026 is ₹21,995 per sq.ft* super area, plus other charges. The benefit column was never a payment to a buyer in any case: it restated a discount already priced inside the rate, nothing was credited to a buyer at any stage, and prices remain subject to change at the company's sole discretion.
What should I get in writing before paying the ACE Arte EOI?
The dated price list, and a written cost sheet for the exact configuration, because PLC, GST and other charges are named as extra on the list with no rupee figure against them and stamp duty and statutory charges are borne by the buyer. Two further things are worth settling before the cheque is drawn: the offer code is announced at the time of allotment rather than at EOI, and the refund the list prints, full payment returned without any deduction, is written against a unit not being allotted. Whatever the paperwork says on the way in, the price that binds is the one in the Agreement for Sale.
ACE Arte ke ₹21,995/sq.ft rate mein kya shamil hai, aur kya nahi?
₹21,995/sq.ft* super area, plus other charges, list dated 21 August 2026, sirf base selling price hai.
